What is the difference between an off-plan and a ready property from a developer?
An off-plan property is bought before construction finishes and is paid through a milestone-linked plan, with buyer funds held in a regulated escrow account. A ready property is complete and transfers on payment. In Dubai the escrow requirement sits with the Dubai Land Department; in Abu Dhabi it is administered by ADREC. Off-plan usually needs a smaller amount at booking; ready delivers rent from day one.
How do I verify that a UAE developer and its project are properly registered?
Check the developer and the specific project against the official register for that emirate: the Dubai Land Department and RERA for Dubai, and the Abu Dhabi Real Estate Centre (ADREC) through the DARI platform for Abu Dhabi. Both publish developer registration and project escrow status. Any brokerage marketing the unit must also quote a valid permit number.
Can a non-resident buy directly from a developer in the UAE?
Yes. Foreign nationals can buy freehold in designated areas of Dubai and Abu Dhabi without residing in the country, and a purchase at or above AED 2 million can support a Golden Visa application. Does Oplus charge the buyer a fee for introducing a developer?
For off-plan purchases the developer pays the brokerage commission, so the buyer does not pay Oplus a separate introduction fee. Government transfer fees, registration charges and any mortgage costs are still payable by the buyer and are itemised in writing before you commit.
