Manchester City Yas Residences by Ohana is the first Manchester City-branded residential destination globally, created through a partnership between Manchester City Football Club and Ohana Development.

Ohana Development is responsible for the design and development of the Yas Canal community, while the Manchester City identity is integrated through its sporting, social and resident experiences. The project was officially launched in Abu Dhabi in February 2026 as a AED 15 billion waterfront community spanning 1.67 million sq m.

Who is the developer?

Ohana Development is the developer and is responsible for designing and developing Manchester City Yas Residences. Manchester City Football Club participates as the project’s brand partner, with the club’s identity integrated into selected spaces, amenities and resident experiences throughout the community.

Where is Manchester City Yas Residences located?

The project is located on Yas Canal in Abu Dhabi, close to Yas Island’s leisure and entertainment destinations. Ohana currently lists Ferrari World at about six minutes, Yas Marina at six minutes, Yas Marina Circuit at seven minutes and Abu Dhabi International Airport at approximately 10–15 minutes.

What types of residences are available?

The masterplan includes apartments, maisonettes, townhouses, twin villas and standalone villas. Ohana currently describes apartments ranging up to three bedrooms, maisonettes across multiple levels, and four- and five-bedroom villas, giving the project a mix of apartment and family-oriented residential formats.

What payment plans are offered?

Ohana currently publishes two payment structures for Manchester City Yas Residences: 50/50 and 35/65. Under the 50/50 option, payments are spread from booking through construction with 50% due on delivery. The 35/65 option includes 5% on booking, 30% on signing the SPA and 65% on delivery.

When is Manchester City Yas Residences expected to be completed?

Ohana Development’s official February 2026 launch announcement states that completion is scheduled for 2029. The developer has not published a quarter in the current official project material reviewed here, so buyers should confirm the applicable handover date for their specific residence in the SPA.
