Singapore territorial tax system

Singapore taxes only Singapore-sourced income for individuals. Foreign income (including UAE rental) is exempt if not received in Singapore. If remitted, foreign income exemption rules require foreign tax of at least 15% — UAE 0% generally disqualifies that route, but the income is exempt while retained abroad.

No CGT in Singapore

Singapore has no capital gains tax for individuals on any property — domestic or foreign. Resale gain on UAE property faces zero Singapore tax exposure for individual sellers.

CRS reporting

Both Singapore and UAE participate in OECD CRS. UAE banks report Singapore-tax-resident account holders to IRAS automatically. CRS is informational — does not create new tax obligations.
