Maryam Island apartments for rent currently range from studios to larger family apartments across more than 20 residential buildings. Current September 2026 portal listings show examples from roughly AED 30,000 a year for studios to AED 130,000 for selected 3-bedroom homes. Oplus International Realty compares the buildings, rent evidence and tenancy rules before you shortlist a unit.
Maryam Island Rent 2026: Quick Price Guide
The figures below are current advertised asking-rent examples reviewed on 10 September 2026.
They are not official Sharjah rental-index values and they are not guaranteed achieved rents.
| Apartment Type | Current Asking Examples | Typical Current Listing Size Examples |
|---|---|---|
| Studio | AED 30K–41K/year | ~390–510 sq ft |
| 1 Bedroom | AED 52K–65K/year | ~695–850 sq ft |
| 2 Bedroom | AED 70K–90K/year | ~1,150–1,400 sq ft |
| 3 Bedroom | AED 110K–130K/year | ~1,700–2,000 sq ft |
The range inside each bedroom category can be wide because Maryam Island is not one building.
Rent changes with:
- building;
- size;
- furnishing;
- floor;
- view;
- terrace or balcony;
- parking;
- number of cheques;
- exact condition;
- current availability.
A AED 55,000 one-bedroom apartment and AED 65,000 one-bedroom apartment are not automatically overpriced or underpriced until those differences are compared.
Maryam Island Has Far More Rental Choice Than the Old Guide Showed
The previous edition of this article focused almost entirely on four Maryam Beach Residence buildings.
The current rental market is much broader.
Maryam Island’s official masterplan lists residential developments including:
- Azure Beach Residence;
- Cyan Beach Residence;
- Sapphire Beach Residence;
- Indigo Beach Residence;
- Maryam Gate Residences;
- Jawaher Residences;
- Rimal Residences;
- Nada Residences;
- Naseem Residences;
- Noor Residences;
- Shams Residences;
- Sahab Residences;
- Sama Residences;
- Mesk Residences;
- Aysha Residences;
- Crystal Residences;
- and additional newer buildings.
That means the correct search is no longer:
“Which of four towers should I rent in?”
It is:
“Which building, unit type and lease structure suit my budget and daily routine?”
How Much Rental Supply Is Available?
Property Finder’s Maryam Island apartment search showed roughly 481 active apartment advertisements when this guide was reviewed on 10 September 2026.
The largest visible pools of advertised inventory included buildings such as:
- Jawaher Residences;
- Sapphire Beach Residence;
- Nada Residences;
- Rimal Residences;
- Indigo Beach Residence;
- Azure Beach Residence;
- Naseem Residence;
- Cyan Beach Residence;
- Noor Residence.
That count is a portal inventory snapshot.
It can change throughout the day, and multiple advertisements can sometimes represent similar or overlapping stock.
It should therefore be used to understand where renters currently have more choice — not as a count of completed rental transactions.
Maryam Beach Residence: Azure, Cyan, Sapphire & Indigo

The original Maryam Beach Residence development contains four buildings:
Azure
Cyan
Sapphire
Indigo
The official Maryam Island site describes them as waterfront residential buildings positioned around the beach, promenade and retail environment.
They remain some of the most recognisable names for tenants searching Maryam Island.
Azure Beach Residence
Official Maryam Island information lists 190 units, ranging from studios to 3-bedroom apartments.
Amenities include:
- community pool;
- gym;
- children’s facilities;
- nearby retail and food-and-beverage outlets;
- beach proximity.
The earlier version of this Oplus guide listed Azure as 164 units. That figure has been corrected using the current official project source.
Cyan Beach Residence
Cyan contains 167 apartments, from studios to 3-bedroom homes.
Its positioning close to the waterfront makes it relevant to renters prioritising:
- sea or lagoon orientation;
- beach access;
- promenade lifestyle;
- smaller apartment options.
Sapphire Beach Residence
Sapphire contains 190 apartments, ranging from studios to 3 bedrooms.
The official project information also identifies:
- shared pool;
- gym;
- children’s pool and play area;
- retail and dining components;
- walking proximity to the beach.
Indigo Beach Residence
Indigo contains 167 units, also ranging from studios to 3 bedrooms.
It sits along Maryam Island’s main boulevard and combines residential apartments with retail and food-and-beverage units.
Which Maryam Beach building is cheapest?
Do not assume one building is permanently cheaper than another.
Current rent depends far more on the exact apartment.
Compare the same:
bedrooms + approximate size + furnishing + view + cheque structure
across Azure, Cyan, Sapphire and Indigo before choosing.
Maryam Gate Residences: A Lower-Rise Alternative
Maryam Gate Residences provides a different physical environment from the larger beachfront-building comparison.
The official project site describes six low-rise residential buildings close to:
- the main retail boulevard;
- landscaped gardens;
- parks;
- beach access;
- community amenities.
This can matter to renters who prefer a lower-rise community feel instead of selecting primarily by waterfront-tower identity.
The development includes 1-, 2- and 3-bedroom layouts.
Maryam Gate may suit:
Tenants prioritising community space, landscaping and lower-rise living.
Check before renting:
The exact building and apartment position.
“Maryam Gate” alone does not tell you the floor, view, parking or internal orientation.
Jawaher Residences: One of the Largest Current Rental Pools
Jawaher Residences currently appears prominently in Maryam Island rental searches.
At the time of review, Property Finder showed more advertised apartments in Jawaher than in any other individual Maryam Island building on its main apartment-results page.
That can be useful to a tenant.
More advertised choice can mean you have a better chance of comparing:
- several 1-bedroom layouts;
- multiple floors;
- different views;
- furnished versus unfurnished units;
- landlords with different cheque terms.
But more listings do not automatically mean lower rent.
Negotiating power depends on how many genuinely comparable units are competing at the time you sign.
Rimal Residences: Strong Studio & 2BR Availability

Rimal currently appears frequently in both studio and 2-bedroom rental searches.
Recent portal examples reviewed for this guide included:
- studios around the mid-AED 30Ks to low AED 40Ks;
- 2-bedroom apartments around AED 80K–90K depending on furnishing and unit.
Rimal also appears strongly in furnished monthly accommodation searches.
That makes it especially worth comparing if the tenant is deciding between:
annual unfurnished lease
and:
furnished / more flexible accommodation.
Do not compare a furnished monthly contract with an unfurnished annual lease using annualised rent alone.
The product and included costs can be different.
Sahab Residences
Official Maryam Island information describes Sahab as a 54-apartment residence with units from studios to 3 bedrooms.
Selected podium apartments include private garden space, while the project includes access to:
- swimming pool;
- children’s play area;
- landscaped surroundings.
A recently advertised furnished studio, for example, included a large private terrace that materially increased the apartment’s total usable area.
That’s a good example of why two “studio” advertisements cannot be evaluated only by bedroom category.
Shams Residences

Shams contains 59 units according to Maryam Island’s official project information.
The mix runs from studios through 3-bedroom apartments, with a 4-bedroom penthouse at the upper end.
Its smaller building scale makes it a different proposition from some of the larger rental pools elsewhere on the island.
For tenants, fewer units can mean fewer direct comparables at any particular moment.
That makes current building-level evidence more important when negotiating.
Crystal Residences: Broader Property Mix
Crystal is a 12-storey Maryam Island development with a wider residential mix.
Official project information includes:
- 1–4 bedroom apartments;
- 3–4 bedroom townhouses;
- 4-bedroom duplexes.
This makes Crystal relevant to households whose space requirement extends beyond the studio-to-3BR mix common in several other buildings.
Again, do not use the island-wide apartment average to price a townhouse or duplex.
Different property categories need different comparables.
What Are Studios Renting for in Maryam Island?
Current annual studio advertisements reviewed in September 2026 included examples around:
AED 30,000–41,000 per year.
Examples varied considerably by:
- furnishing;
- unit size;
- terrace;
- view;
- building.
Property Finder also showed dozens of active studio advertisements across buildings including Rimal, Jawaher, Cyan, Sapphire, Nada, Noor and Sahab.
Studio tenant profile
Studios are most relevant to:
- single professionals;
- first-time Sharjah renters;
- tenants prioritising lower total annual rent;
- people who value Maryam Island’s waterfront environment but do not need a separate bedroom.
The drawback is obvious:
Less space.
A slightly higher annual rent for a well-sized 1BR may make more sense for somebody expecting to stay several years.
What Are 1-Bedroom Apartments Renting for?
Current advertised examples reviewed around Maryam Island include approximately:
AED 52,000–65,000 per year
for selected 1-bedroom apartments.
Property Finder currently shows substantial 1-bedroom supply across buildings such as:
- Jawaher;
- Sapphire;
- Nada;
- Indigo;
- Noor;
- Cyan;
- Azure;
- Shams.
This is one of the deepest rental categories on the island.
Compare price per square foot
A AED 60,000 apartment measuring 700 sq ft equals roughly:
AED 85.7 per sq ft annually.
A AED 55,000 apartment measuring 850 sq ft equals roughly:
AED 64.7 per sq ft.
That does not automatically make the larger apartment “better”.
But it immediately shows why headline annual rent should not be the only comparison.
What Are 2-Bedroom Apartments Renting for?
Recent advertised examples reviewed for 2-bedroom Maryam Island apartments were roughly:
AED 70,000–90,000 per year.
Current examples included:
- around AED 70K for selected unfurnished units;
- AED 75K–80K in several developments;
- AED 85K–90K for selected furnished or differently positioned apartments.
Sizes in the current advertisements vary substantially.
Examples range from roughly:
1,150 sq ft to 1,400+ sq ft
with some larger units available.
That creates a meaningful rent-per-square-foot difference.
For families, compare:
- second bathroom;
- balcony;
- storage;
- parking;
- closed vs open kitchen;
- view;
- bedroom dimensions;
- school commute.
A lower annual rent can be poor value if the layout does not actually work for the household.
What Are 3-Bedroom Apartments Renting for?
Current examples reviewed in September 2026 include advertised 3-bedroom rents around:
AED 110,000–130,000 per year
for selected apartments.
Examples around 1,700–2,000 sq ft are currently visible in buildings including Sapphire, Jawaher and Sama.
Three-bedroom tenants should pay particular attention to:
- maid’s room;
- parking allocation;
- number of bathrooms;
- kitchen type;
- balcony size;
- sea or pool view;
- unit efficiency.
At this ticket level, a AED 10K annual difference is small compared with renting the wrong family layout.
What Does Rent per Square Foot Show?
A secondary market benchmark can help identify whether different bedroom categories behave differently.
Bayut’s rental-index pages for Maryam Island showed the following approximate rent-per-square-foot readings for August 2026:
| Unit Type | Bayut Rent/sq-ft Indicator |
|---|---|
| Studio | AED 85/sq ft |
| 1 Bedroom | AED 70/sq ft |
| 2 Bedroom | AED 64/sq ft |
| 3 Bedroom | AED 64/sq ft |
These are Bayut market indicators, not Sharjah Municipality’s official Rental Indicators service.
They should therefore be used as a secondary market reference.
One useful observation is that smaller units can carry a higher rent per square foot even though their total annual rent is lower.
That’s common in residential markets and is why investors should distinguish:
Everything you need to achieve your real estate dream, we're here for you. Contact us now for immediate consultation!
Contact us via WhatsApphighest rent
from:
highest rent per square foot.
Use the Sharjah Rental Index Separately
Maryam Island asking rents tell you what landlords and agents are advertising today.
Sharjah’s official Rental Indicators system answers a different question.
It uses Municipality tenancy data to provide fair-rent context.
For a renewal or rent-increase dispute, use Oplus’s updated Sharjah Rental Index guide.
That guide explains the current three-year rent-increase rule under Sharjah Law No. 5 of 2024.
Do not assume:
“Maryam Island asking rents increased, therefore my landlord can increase my rent now.”
The market level and the legal timing of an increase are separate.
Furnished vs Unfurnished Maryam Island Apartments
Maryam Island currently has both markets.
Furnished may make sense when:
- you have just moved to the UAE;
- your intended stay is shorter;
- you do not want furniture setup costs;
- the package includes useful extras;
- flexibility matters more than lowest annual cost.
Unfurnished may make sense when:
- you expect to stay longer;
- you already own furniture;
- you want more control over the home;
- annual cost matters more;
- you want a conventional long-term tenancy.
When comparing them, calculate:
Rent + furniture + utilities/inclusions + moving cost + lease flexibility
rather than rent alone.
Annual vs Monthly Rent
Maryam Island also has a visible monthly furnished market.
Current portal searches include studios around approximately AED 4,000–4,300 per month and higher monthly rates for larger furnished homes.
Do not simply multiply:
AED 4,000 × 12
and conclude that it equals a normal AED 48,000 annual lease.
Monthly accommodation can have different:
- furnishing;
- utilities;
- service inclusions;
- licensing;
- cancellation flexibility;
- management costs.
It is a different rental product.
Which Maryam Island Building Is Best?
There is no responsible universal winner.
Start with Maryam Beach Residence if:
Beach and promenade proximity are high priorities and you want to compare Azure, Cyan, Sapphire and Indigo.
Start with Maryam Gate if:
You prefer lower-rise residential surroundings and access to parks and community landscaping.
Check Jawaher if:
You want a large current pool of advertised units to compare.
Check Rimal if:
You are looking particularly at studios, 2-bedroom stock or furnished options.
Check Sahab if:
Smaller-building living or specific terrace/garden layouts appeal to you.
Check Crystal if:
You need larger layouts extending beyond standard apartments.
The winning building is the one offering the correct unit, not the one with the strongest marketing description.
Maryam Island or Wider Al Khan?
Maryam Island forms part of the wider Al Khan waterfront market.
A renter should therefore compare it with non-Maryam Al Khan apartments before signing.
Oplus’s Apartments for Rent in Al Khan Sharjah guide covers the broader district.
Maryam Island tends to compete on:
- newer residential stock;
- integrated waterfront environment;
- beach/promenade lifestyle;
- shared amenities;
- newer building finishes.
Wider Al Khan can offer:
- a broader building-age spectrum;
- different apartment sizes;
- different price points;
- established neighbourhood services;
- other lagoon and waterfront positions.
Do not pay a Maryam Island premium unless the property features you value actually justify it.
What About the Dubai Commute?
Maryam Island’s Al Khan position can appeal to residents whose routine crosses between Sharjah and Dubai.
But the phrase:
“easy access to Dubai”
is not enough.
Sharjah-Dubai commuting time is heavily dependent on:
- work location;
- departure time;
- weekday traffic;
- chosen bridge/road;
- school-run timing.
Before renting, test your exact Maryam Island building to your workplace at the time you will actually travel.
A waterfront apartment can still be the wrong rental if the commute becomes unsustainable.
Ten Things to Check During a Viewing
Do not view only the lobby and pool.
Inside the exact apartment, check:
- mobile signal;
- water pressure;
- air-conditioning performance;
- balcony noise;
- road or construction noise;
- actual view from sitting height;
- kitchen storage;
- bedroom dimensions;
- parking space and access;
- condition recorded at handover.
For furnished units, photograph the furniture and appliances included in the tenancy.
For unfurnished units, confirm what remains.
How Many Cheques?
Current Maryam Island advertisements show different payment structures.
Examples include:
- one cheque;
- two cheques;
- four cheques;
- other landlord-specific arrangements.
Do not evaluate:
AED 75,000 in one cheque
and:
AED 80,000 in four cheques
as though the only difference is AED 5,000.
Cash-flow flexibility has value to a tenant.
The contract should clearly state:
- annual rent;
- cheque/payment schedule;
- security deposit;
- commission where applicable;
- tenancy-attestation responsibility;
- included services.
Renting With a Sea View: How Much Is the View Worth?
There is no universal Maryam Island “sea-view premium”.
A view affects asking rent, but so do:
- floor;
- building;
- unit area;
- terrace;
- furnishing;
- orientation;
- layout.
Compare at least three similar apartments before paying a premium.
A smaller high-floor sea-view 1BR may cost more than a larger internal-view unit.
Whether that is worth it is a lifestyle decision.
What Renters Should Know About Renewal
Sharjah’s current rental law generally prevents an agreed rent from being increased during the first three years of the tenancy relationship unless the parties agree otherwise.
If a tenant voluntarily accepts an increase before that initial period has expired, another increase generally cannot occur until two years after that agreed increase, subject to the law’s provisions.
For the full rules and official Municipality tools, use the Sharjah Rental Index and rent-increase guide.
This article remains focused on Maryam Island property choice rather than duplicating the regulatory guide.
Is Maryam Island Good for Families?
It can be a strong shortlist for families who specifically value:
- waterfront setting;
- newer apartments;
- swimming pools;
- children’s facilities;
- promenade access;
- larger 2–3 bedroom layouts.
But the decision still depends on the household.
Check:
- school commute;
- bedroom sizes;
- parking;
- supermarket routine;
- traffic;
- childcare;
- work route.
“Family-friendly” should describe how a property works, not function as a generic marketing label.
Is Maryam Island Good for Professionals?
It can suit professionals who want a modern apartment and are comfortable with the Sharjah location.
A professional commuting into Dubai should test rush-hour travel before signing.
Someone working in Sharjah or with hybrid/remote arrangements may weight the waterfront lifestyle more heavily because commute friction matters less.
Is Maryam Island Cheap?
“Cheap” is the wrong comparison.
Maryam Island is part of Sharjah’s newer waterfront residential stock.
It should therefore be compared with:
- similar new Sharjah apartments;
- wider Al Khan;
- Al Majaz;
- Al Taawun;
- selected Dubai-border locations;
using the same unit size and quality.
An apartment can be cheaper than a comparable Dubai waterfront home and still be expensive relative to another Sharjah building.
Is Maryam Island Rent Rising?
The current evidence is mixed by unit type rather than showing one uniform direction.
Bayut’s August 2026 rent-per-square-foot indicators showed approximately:
- studio: down versus 12 months earlier;
- 1BR: broadly stable;
- 2BR: broadly stable;
- 3BR: modestly higher.
That is exactly why this guide does not state:
“Maryam Island rents are rising X%.”
Different unit types and buildings can move differently.
For wider Sharjah market movement, use the Sharjah rent trends guide.
What Should an Investor Learn From Current Maryam Island Rents?
Rental evidence is useful for underwriting, but do not turn asking rent into guaranteed income.
For an investment unit:
Step 1
Find current asking rents for the same building and bedroom type.
Step 2
Check Sharjah Municipality rental indicators.
Step 3
Adjust for:
- floor;
- furnishing;
- view;
- unit size;
- parking;
- condition.
Step 4
Apply realistic vacancy.
Step 5
Deduct:
- service charges;
- maintenance;
- management;
- financing where applicable.
Only then calculate net yield.
The fact that a similar apartment is advertised at AED 80,000 does not prove yours will achieve AED 80,000 every year.
Maryam Island Rental Checklist
Before signing, compare at least three genuinely similar units.
Record:
| Factor | Unit A | Unit B | Unit C |
|---|---|---|---|
| Annual rent | |||
| Area | |||
| AED/sq ft | |||
| Furnished | |||
| View | |||
| Parking | |||
| Cheques | |||
| Deposit | |||
| Commission | |||
| Building | |||
| Move-in date |
This prevents a common mistake:
Choosing the lowest annual rent before realising the apartment is much smaller or requires a less convenient payment schedule.
