DAMAC Islands and DAMAC Islands 2 are separate off-plan communities by DAMAC Properties in Dubailand. DAMAC’s project material shows different cluster groups and residential mixes across the two communities. Oplus International Realty tracks the current project records below so buyers can compare layout, starting price and handover rather than choosing by the island theme alone.
DAMAC Islands is not Dubai Islands
The first distinction matters because the names are easy to confuse.
DAMAC Islands is a DAMAC Properties community in Dubailand. Dubai Islands is a separate coastal development and should not be used as the location or comparable set for a DAMAC Islands purchase.
This page covers DAMAC Islands and DAMAC Islands 2 only.

DAMAC Islands vs DAMAC Islands 2
The original DAMAC Islands and DAMAC Islands 2 follow the same island-led master-community idea, but they should not be treated as one interchangeable product.
| DAMAC Islands | DAMAC Islands 2 | |
|---|---|---|
| Developer | DAMAC Properties | DAMAC Properties |
| Location | Dubailand | Dubailand |
| Status | Off-plan | Off-plan |
| Main residential product | Townhouses and villas | Townhouses, twin villas and villas; mix varies by cluster |
| Island themes | 6 | 8 |
| Original cluster names | Maldives, Bora Bora, Seychelles, Hawaii, Bali, Fiji | Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius, Antigua |
| Main buyer check | Unit, plot, payment schedule and delivery | Cluster, layout, payment schedule and delivery |
DAMAC’s own project pages list six island themes for the original community and eight for DAMAC Islands 2.
The practical point is simple: a buyer should ask for the exact project and cluster name, not just “a DAMAC Islands unit”.
DAMAC Islands 2 projects currently tracked by Oplus
The Oplus project database now gives this article something it did not have when it was first published: direct commercial context from the actual project records.
The following figures were reviewed against the current Oplus project pages on 9 September 2026.
| Project | Current starting price | Area from | Handover shown |
|---|---|---|---|
| DAMAC Islands 2 | AED 2.75M | 2,186 sq ft | Q2 2030 |
| Bermuda at DAMAC Islands 2 | AED 2.75M | 2,185 sq ft | Q4 2030 |
| CUBA at DAMAC Islands 2 | AED 2.75M | 2,185 sq ft | Q4 2030 |
| Tahiti at DAMAC Islands 2 | AED 2.75M | 2,185 sq ft | Q4 2030 |
| Barbados 2 | AED 2.80M | 2,185 sq ft | Q2 2030 |
| Maui at DAMAC Islands 2 | AED 2.75M | 2,185 sq ft | Q2 2030 |
The current Oplus pages also show that the payment structure is not identical across every project, which is why this article does not publish one “DAMAC Islands payment plan” and imply that it applies everywhere.

What the starting price does — and does not — tell you
Several Oplus-tracked DAMAC Islands 2 projects currently begin in a narrow band around AED 2.75M–2.80M.
That makes the headline price a poor way to choose between clusters.
Take the 4-bedroom entry product shown on the DAMAC Islands 2 and Bermuda pages. An AED 2.75M price against roughly 2,185–2,186 sq ft works out at about AED 1,259 per sq ft, which the live project pages also show.
Once entry prices are this close, the more useful comparison becomes:
- actual layout and usable space;
- plot position;
- townhouse, twin-villa or standalone-villa format;
- payment schedule;
- handover quarter;
- view and internal location;
- amount of capital committed before handover;
- competing stock that could reach the resale market at the same time.
A cheaper headline does not automatically make one cluster the better purchase.
The DAMAC Islands 2 cluster map buyers need to understand
DAMAC describes DAMAC Islands 2 around eight destination themes:
Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius and Antigua.
The theme itself should be near the bottom of the decision hierarchy.
For a buyer, the better order is:
- Home type — townhouse, twin villa or larger villa.
- Total acquisition cost — not only booking amount.
- Payment exposure — when the larger instalments fall.
- Handover timing — especially if rental income or personal occupancy matters.
- Plot and orientation — internal road, garden, lagoon or other position where applicable.
- Exit market — how many similar units may compete with yours.
- Theme and design preference.
That structure also prevents a common sales mistake: comparing two clusters only by brochure presentation when the unit economics are different.
DAMAC Islands location: test the commute, not the adjective
DAMAC positions both communities in Dubailand.
Its current project information gives indicative driving times including around 9 minutes to The Ranches Souk, 10 minutes to The Village Community Mall, 18 minutes to South View School, 24 minutes to GEMS Winchester School Dubai, 23 minutes to Al Maktoum International Airport and 28 minutes to Dubai International Airport. These are developer-published drive estimates rather than guaranteed commute times.
Oplus’s current DAMAC Islands 2 project record also places Sports City, Motor City and DAMAC Hills at roughly 15 minutes under its indicative route data.
For an end-user, the useful test is more specific:
- drive the school route at the hour it would actually be used;
- test the morning trip to the buyer’s workplace;
- compare weekend access with weekday peak traffic;
- check whether the household depends on one or two cars.
A suburban villa purchase can make financial sense and still be the wrong home if the daily route does not work.
Payment plans vary by project
One of the most important corrections to older DAMAC Islands content is to stop describing a single payment plan as though it applies to the entire community.
The Oplus master record for DAMAC Islands 2 currently shows one structure, while project records such as Bermuda, CUBA, Tahiti and Maui display another.

Before comparing two units, line up the schedule month by month and calculate:
purchase price → booking/payment due now → construction instalments → amount paid before assignment eligibility → handover balance → registration and transaction costs.
The lowest down payment is not automatically the easiest plan to carry.
Handover timing matters more than many buyers expect
The current Oplus-tracked records on this page show handovers spanning Q2 to Q4 2030.
That creates a long holding period before a buyer can rely on normal ready-property rental income.
For an investor, the question therefore changes from “What yield will this produce?” to:
Can I comfortably carry the payment schedule until delivery, and what will the competing villa and townhouse supply look like when the unit is ready?
Oplus cannot confirm future service charges, future resale premiums or rental rates from today’s published project material. Those values should remain assumptions until reliable project-level or transaction evidence exists.
Townhouse or villa?
A townhouse usually lowers the total entry amount and opens the eventual resale decision to a wider budget band.
A larger villa offers more space and, depending on the exact plot and position, may appeal to a narrower buyer looking specifically for a larger family home.
Neither is automatically the stronger investment.
Compare them on the same basis:
| Decision factor | Townhouse | Larger villa |
|---|---|---|
| Initial capital requirement | Usually lower | Higher |
| Buyer pool | Generally broader | More budget-sensitive |
| Space | Lower | Higher |
| Plot importance | Important | Often more important |
| Carrying exposure | Lower in absolute AED terms if price is lower | Higher |
| Best fit | Buyers prioritising entry price and liquidity | Buyers prioritising size and longer-term use |
The exact decision should then be made at project and unit level.
What to check before choosing a DAMAC Islands 2 project
A useful shortlist should answer seven questions:
- Which exact cluster and legal project am I buying into?
- What layout am I comparing with the alternatives?
- What is the current total price, not merely the booking amount?
- How does the payment schedule differ from the competing cluster?
- When is that specific project scheduled for handover?
- What is still unknown, including future service charges?
- What would make me choose this unit over a similar DAMAC Lagoons, DAMAC Hills 2 or other Dubailand home?
If those answers are weak, choosing the island name first is backwards.
DAMAC Properties
DAMAC Properties is the developer behind both DAMAC Islands communities. Oplus maintains a separate developer entity page connecting DAMAC with its currently tracked UAE projects rather than repeating the developer profile in every article.

DAMAC Islands: who this cluster suits
DAMAC Islands 2 makes more sense for a buyer who:
- wants a townhouse or villa rather than an apartment;
- accepts an off-plan holding period extending toward 2030;
- can carry the construction payment schedule without depending on immediate rent;
- is comfortable with a suburban Dubailand location;
- will compare several clusters rather than buying on launch branding alone.
It makes less sense for someone who needs a ready home or immediate rental income.
That is a more useful distinction than calling the project “good” or “bad” for investment.
Frequently asked questions
Is DAMAC Islands the same as Dubai Islands?
No. DAMAC Islands is developed by DAMAC Properties in Dubailand. Dubai Islands is a separate coastal development. The names are similar, but the location, developer, property stock and comparable market are different.
What is the difference between DAMAC Islands and DAMAC Islands 2?
They are separate DAMAC communities within the same broader island-inspired concept. The original DAMAC Islands uses six named island themes, while DAMAC Islands 2 uses eight: Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius and Antigua.
What types of property are in DAMAC Islands 2?
DAMAC’s current material describes townhouses, twin villas and villas. The exact bedroom and layout mix varies by project and cluster, so buyers should use the relevant project record rather than assuming every cluster offers the same homes.
How much does DAMAC Islands 2 start from?
The Oplus DAMAC Islands 2 master project page currently shows a starting price of AED 2.75M. Several tracked cluster pages also start around AED 2.75M, while Barbados 2 is currently shown from AED 2.80M. These figures were reviewed on 9 September 2026 and can change with inventory.
When will DAMAC Islands 2 be handed over?
There is no single handover quarter for every tracked project. Current Oplus pages on this comparison show schedules ranging from Q2 to Q4 2030. Check the individual cluster rather than using one date for the whole community.
Which clusters are in DAMAC Islands 2?
DAMAC’s published community material names Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius and Antigua.
Is DAMAC Islands 2 far from central Dubai?
It is a Dubailand suburban community. DAMAC publishes car-based travel estimates to nearby malls, schools and Dubai’s airports, but buyers should test the routes they will actually use during peak periods before deciding whether the location works for them.
Should I buy a townhouse or villa in DAMAC Islands 2?
Choose based on total price, layout, plot, payment exposure, handover and intended exit. A townhouse generally gives a lower absolute entry point; a larger villa trades that for more space and a different eventual buyer pool.
