Ejari renewal in Dubai costs AED 177.75 through DubaiNow, Dubai REST or the Dubai Land Department website. DLD publishes a total of AED 220 for trustee-centre renewals. On 2 November 2026, DLD expanded DubaiNow’s Ejari service to include electronic contract signing through UAE PASS. Oplus International Realty explains the current fees, requirements and procedures.
What Ejari Is and Why Registration Matters
Ejari is Dubai’s official tenancy-contract registration system, administered by the Dubai Land Department through the Real Estate Regulatory Agency (RERA).
Article 4 of Dubai Law No. 26 of 2007, as amended by Law No. 33 of 2008, requires tenancy contracts covered by the legislation to be registered with RERA.
Registration creates an official record of the tenancy, including the parties, property, contractual term and agreed rent.
It also matters when a dispute arises. Dubai’s Rental Disputes Center lists the latest registered tenancy contract among the documents required to file a rental claim.
An unregistered or outdated contract can create procedural difficulties. However, the consequences in any particular dispute should be confirmed with the Rental Disputes Center rather than assuming that every legal right automatically disappears.
Ejari is also connected to DEWA’s electricity and water activation process. For tenants moving into eligible properties, DEWA receives registration information electronically when an Ejari certificate is issued.
This does not mean that an existing electricity or water account is automatically disconnected on the day an Ejari certificate expires.
What to Know Before You Renew
Ejari renewal should be coordinated with the renewal of the underlying tenancy contract.
DLD’s Ejari guidance states a minimum tenancy term of one year for registration. For standard annual residential contracts, registration is normally updated when the agreement is renewed.
Starting preparations around 30 days before expiry is a practical recommendation, not a separate statutory deadline for submitting an Ejari renewal.
Before beginning, check:
- Whether the landlord and tenant have agreed on the renewal terms.
- Whether the rent and contract dates are correct.
- Whether any proposed change complied with the applicable notice requirements.
- Whether the correct owner or authorised property manager can complete the transaction.
- Whether the selected registration channel is available for the parties and property.
An authorised representative may need a valid power of attorney.
For transactions through a Real Estate Services Trustee Centre, DLD has specific requirements regarding the applicant, landlord and management status of the property.
A previous Ejari registration may also need to be cancelled or corrected before a new tenant’s contract can be registered.
The 90-Day Notice Rule Is Different
Article 14 of Dubai Law No. 26 of 2007, as amended by Law No. 33 of 2008, generally requires a party wishing to amend the lease terms to notify the other party at least 90 days before expiry, unless the parties have agreed otherwise.
That notice period concerns changes to the tenancy agreement. It is not the same as the recommended time to prepare an Ejari renewal application.
Documents Required for Ejari Renewal
DLD’s published requirements depend on the service channel.
Dubai REST and DLD Digital Channels
For the standard digital registration service, DLD lists a copy of the unified tenancy contract among the required documents.
The applicant should also have access to the relevant account and property information, including any supporting documents requested for that transaction.
Real Estate Services Trustee Centres
DLD’s standard document requirements include:
- Original unified tenancy contract.
- Emirates ID of the applicant, presented for verification.
- Official power of attorney where the applicant is acting as a legal representative.
If a power of attorney was issued in Dubai, DLD states that its number may be entered without attaching the document. A power of attorney issued in another emirate must be attached.
DubaiNow
The enhanced DubaiNow service requires a valid Emirates ID and uses UAE PASS for electronic contract signing.
The service is available to eligible individuals who own and manage their own properties.
Commercial, company-managed and representative transactions may follow different procedures. Confirm the applicable channel and documents with DLD before submission.
A previous Ejari certificate can be useful for reference, but it is not listed as a universal mandatory document for every renewal in DLD’s published standard checklist.
Renewal Channels — Four Ways to Renew Ejari
Dubai Land Department currently identifies four service channels:
- DubaiNow application
- Dubai REST application
- Dubai Land Department website and Ejari system
- Real Estate Services Trustee Centres
The appropriate channel depends on who manages the property, the applicant’s authority and the transaction details.
Through DubaiNow — Enhanced Service Launched 2 November 2026
On 2 November 2026, Dubai Land Department announced an enhanced Ejari service through DubaiNow.
The service allows eligible landlords and tenants to create, register, renew and terminate tenancy contracts using electronic approval through UAE PASS.
The official renewal procedure is:
- The property owner opens the Ejari service in DubaiNow and signs in using UAE PASS.
- The owner selects “Renew Contract,” enters the necessary information, electronically signs the contract and sends it to the tenant.
- The tenant reviews the agreement, accepts it, signs using UAE PASS and pays the service fees.
- Where applicable, the tenant can proceed to the DEWA payment stage.
DLD lists AED 177.75 as the registration or renewal fee for this channel.
The department describes the service as instant, subject to the required approvals and successful completion of the transaction.
For eligible move-in transactions, DubaiNow also supports payment of the DEWA security deposit within the digital process. The DEWA deposit is separate from the Ejari registration fee.
Official service: Register, Renew or Terminate a Tenancy Contract via DubaiNow.
Through the Dubai REST App
Dubai REST provides access to Ejari registration and renewal services through DLD’s official property platform.
For owners using their property wallet, DLD describes a process that includes selecting the property, accessing Ejari services, entering contract information and submitting the transaction.
Depending on the applicant and transaction, landlord approval may be required.

DLD’s standard process provides for electronic review and issuance of the e-Contract Registration Certificate by email after approval.
The published fee for the standard Dubai REST route is AED 177.75.
Through the Dubai Land Department Website
Eligible users can access the Ejari service through Dubai Land Department’s official website.
DLD describes the process as follows:
- Sign in to the Ejari system and select the required registration or renewal service.
- Complete the contract details and upload the requested documents.
- Pay the applicable service fees.
- Allow the application to complete the required verification and approval.
- Receive the electronic contract-registration certificate by email.
The published standard digital registration fee is AED 177.75.
Official service: DLD Register / Renew Tenancy Contract.
At a Real Estate Services Trustee Centre
Eligible applicants can complete Ejari registration or renewal at a DLD-approved Real Estate Services Trustee Centre.
The standard procedure involves presenting the required documents, verification by the centre, payment of fees and issuance of the electronic registration certificate.
DLD lists an expected service time of approximately 25 minutes at trustee centres, excluding waiting time.
The department publishes a total registration fee of AED 220.
Not every property-management arrangement qualifies for trustee-centre registration. DLD advises that where a property is managed by an authorised management company or an owner with Ejari system access, the applicable digital or management channel should be used.

Ejari Renewal and Renting in Dubai
Ejari registration is one part of the tenancy-renewal process. Tenants and landlords should also distinguish between contract registration, permitted rent increases and notice requirements.
Dubai’s rental-increase framework uses the Dubai Land Department’s official rental-index system. A proposed increase should be checked against the applicable index and tenancy-law requirements rather than against advertised rental prices alone.
For an emirate-by-emirate comparison, read Oplus’s UAE Rental Index guide.
Readers comparing properties in Dubai should also account for the total cost of moving, not only the annual rent. New tenancy costs may include a deposit, Ejari registration, utility activation and moving expenses.
Frequently Asked Questions
How often does Ejari need to be renewed?
Ejari registration should reflect the current registered tenancy agreement. For a standard one-year residential lease, the registration is normally renewed when the tenancy is renewed. DLD’s published Ejari guidance identifies a minimum registration term of one year. The advice to start preparing 30 days before expiry is a planning recommendation, not a separate statutory renewal deadline.
Can a tenant renew Ejari without the landlord’s involvement?
The procedure depends on the channel. DLD allows eligible tenant applications through approved service channels, subject to the applicable contract and authorisation requirements. For the enhanced DubaiNow service, the owner initiates the renewal and both parties sign through UAE PASS. Tenants should check the available process before assuming they can complete every renewal independently.
What happens if a tenancy contract is renewed but Ejari is not?
The tenancy may continue under the applicable agreement and legal framework, but its registration record will not reflect the renewed contract. Article 4 of Dubai’s tenancy law requires registration of covered leases, and the Rental Disputes Center requests the latest Ejari among lawsuit documents. A party facing a dispute should confirm the filing requirements directly with the Center.
Is there a penalty for late Ejari renewal?
The official standard service pages reviewed here publish registration fees but do not establish a universal late-renewal fine for every situation. It would be incorrect to promise that no penalty can ever apply. Tenants should renew the registration promptly and confirm any account-specific issues with DLD. Ejari expiry alone should not be presented as an automatic DEWA disconnection trigger.
Can Ejari be renewed if the tenant has changed?
A change of tenant generally requires closing the former tenancy registration and registering the incoming tenant’s contract rather than renewing the outgoing tenant’s agreement under a new name. DLD advises that an existing Ejari record can prevent registration of a new tenancy until the previous record is correctly cancelled. Check the property’s registration status before submitting the replacement contract.
How is Ejari cancelled when a tenancy ends?
DLD identifies Dubai REST, authorised trustee centres and eligible Ejari system users as cancellation channels. The enhanced DubaiNow service also supports termination requests between owners and tenants through UAE PASS. DLD’s Ejari guidance states that it does not issue a separate cancellation certificate or receipt. Check the updated registration status through the relevant official channel.
Does the Ejari renewal fee change for commercial property?
DLD publishes standard registration fees for its listed service channels, but this does not establish that every commercial tenancy will have identical documentation or total transaction costs. Company-managed properties may require an authorised system user or additional business documentation. Before renewing a commercial lease, confirm the eligible channel and requirements with DLD or the property’s authorised manager.
Can a landlord living outside the UAE renew Ejari?
A landlord outside the UAE may be able to use an eligible digital account or appoint an authorised representative, depending on the property-management arrangement. DLD recognises legal representatives holding an appropriate power of attorney. The enhanced DubaiNow service requires eligible individual owners and valid Emirates ID credentials. Overseas owners should confirm which route they can use before arranging documentation.
